Renters' Rights Act 2026 Compliance Checker
The Act is now in force and applies to every tenancy on your books. Answer 10 quick yes/no questions to spot the gaps — with practical guidance for each one you're missing. Runs entirely in your browser; nothing is stored or sent.
Educational self-assessment, not legal advice. This checker covers the headline duties of the Renters' Rights Act as it applies in England. It does not cover every obligation — for a specific tenancy or dispute, speak to a solicitor or your professional body.
Have all your tenancies moved onto periodic (rolling) terms — with no new fixed-term agreements issued since 1 May 2026?
Have you fully retired Section 21 — templates deleted, and every possession case now run through Section 8 grounds?
Do you have a written workflow for tenant pet requests — acknowledged, assessed and answered within the statutory timeframe?
Is every deposit protected in a government-approved scheme, with the prescribed information served on time?
Are your landlords registered with the Private Rented Sector Ombudsman scheme?
Are your landlords and their properties registered on the PRS property database?
Are all rent increases now served via Section 13 — at most once a year, with two months' notice, and no reliance on old rent-review clauses?
Have you removed all blanket bans on children or benefit claimants from your listings, terms and vetting criteria?
Does every new tenant receive a written statement of terms before their tenancy starts?
Do you advertise a fixed asking rent, refuse bids above it, and take no more than one month's rent in advance?
Answer all 10 questions to see your result — nothing is stored or sent to us.
